What Does a Brand Add to a Condo?

A brand adds three things you can check. The first is service, because the brand or its operator sets the standard for the staff. The second is design, because a named architect, designer or fashion house shapes the interiors. The third is amenities, because the brand can shape what is built on the amenity levels.

A brand is not a guarantee of value. The name can add services, and services cost money. I compare each building on price per square foot, monthly fees and what you get for them, and I leave the name out of the math. Before you buy, ask who runs the services, what the brand license costs the association, and whether that cost is inside the monthly fee. If the building also runs a hotel rental program, the rules change. Rental pooling, owner-use limits and financing work differently from a standard branded condo. My guide on how condo hotels work in FloridaMore Info explains what to check before you buy.

How Do the Brands Differ?

Hotel and hospitality brands. St. Regis, Rosewood, Mandarin Oriental, Four Seasons, Nobu and Cipriani bring hotel-style service. In Brickell Key, the two Mandarin Oriental towers have different entry prices and different amenity levels, and I explain the gap in Mandarin Oriental Miami: North Tower vs. South TowerMore Info.

Fashion and design brands. Armani Casa, Fendi Casa and Baccarat bring a design signature. Buyers in Sunny Isles Beach often weigh Armani Casa against St. Regis, so I compared them in St. Regis vs. Armani CasaMore Info.

Automotive brands. Bentley, Porsche Design and Aston Martin bring car culture into the building. Bentley Residences and Porsche Design Tower both use the Dezervator, which lifts your car to a private sky garage beside your home. How the Dezervator Actually WorksMore Info explains the engineering.

Which Area Has Which Kind of Branded Residence?

Sunny Isles BeachMore Info has five of the buildings in the table, all on the ocean, and several offer residences of 5,000 square feet or more. SurfsideMore Info and South Beach have smaller buildings, with 44 residences at Rosewood and 58 at Fendi Chateau. BrickellMore Info and Downtown MiamiMore Info have towers of 66 to 80 stories, with 306 to 394 residences at Aston Martin, 619 Brickell and Cipriani.

Questions to Ask Before You Buy a Branded Residence

  • Who runs the services: the brand, a hotel operator or the building association?
  • What does the brand license cost, and is it in the monthly fee?
  • What happens to the building if the brand agreement ends?
  • Are the rental rules and any hotel rental program in writing?
  • How does the price per square foot compare with a similar building without a brand?

For a building that is still under construction, read the offering documents with your attorney before you sign. Prices, availability and delivery dates change without notice.
