Blog Entry Photo of Mandarin Oriental Miami: North Tower vs. South Tower, Which Fits You?

Mandarin Oriental Miami on Brickell Key is no longer one tower. The Residences at Mandarin Oriental, Miami now includes two towers from Swire Properties, and the choice between them comes down to price, timing, and how close you want to be to the hotel. I compared both using Swire's published figures so you can see the differences side by side.

What Swire Is Building on Brickell Key

Swire Properties is building two towers on the site of the former Mandarin Oriental hotel. The 23-story hotel and its six-story parking structure came down in a controlled implosion on April 12, 2026. Kohn Pedersen Fox designed both towers, and the Thai landscape firm SHMA is handling the grounds.

Sales are strong. The two penthouses in the South Tower sold in March 2026 for $49.9 million each, a combined $99.8 million. Swire reports combined sales across both towers above $1.3 billion. The Mandarin Oriental towers join Four Seasons, Rosewood, St. Regis and Nobu on the list of hotel-branded condos in South Florida. See how they compare in my branded residences guide for MiamiMore Info.

South Tower: Bigger Building, Higher Entry Price

The South Tower rises 66 stories and about 850 feet and holds 228 residences. Tristan Auer, a Paris-based designer, created the interiors. Sales began in April 2024, and the tower reached 50% sold in 2025. Remaining residences start at $6.6 million.

The South Tower has the larger amenity package. Swire describes a podium of more than 100,000 square feet with eleven pools, which it says is more than any other new development in Miami. Other features include the Mandarin Oriental spa, a wellness deck with a hot tub, cold plunge and private cabanas, a hammock garden, a forest yoga lawn, a private dining pavilion, a wine cellar, and an indoor sports court for basketball, pickleball or padel.

Read the timing with care. Early reporting in 2024 pointed to occupancy in 2029. Swire's 2025 announcements put completion of the project at 2030. Ask the sales team for the current delivery date in writing before you sign anything.

North Tower: Lower Entry Price, Direct Hotel Link

The North Tower launched sales in November 2025. It rises 426 feet and holds 70 two- to four-bedroom Private Residences, with prices from $3.9 million. It also holds 28 turnkey, fully furnished hotel residences, in one and two bedrooms, from $3.8 million. Swire reported those hotel residences were 75% reserved at launch. Mandarin Oriental's new North American flagship hotel sits in this tower.

Laura Gonzalez, a Paris-based designer, created the interiors. It is her first new residential development in the United States. The podium is smaller at 80,000 square feet, but the list is long: an Honor Bar, a 19th-level residents' lounge with a chef's kitchen, a spa, pools, a fitness center, a yoga lawn, a tea garden, saunas, a hammam, a wellness pool with cold plunge and hot tub, private cabanas, and a multi-use sports court. Delivery is scheduled for 2030.

How I Would Choose

Choose the South Tower if you want the tallest building, the penthouse-level address, and the larger amenity podium. You pay for that, with remaining residences from $6.6 million. Choose the North Tower if you want a lower entry price, a turnkey furnished hotel residence, or a smaller building of 70 Private Residences.

Neither tower is finished. Both deliver around 2030, so your deposit sits in the project for years. Have your attorney review the purchase contract, deposit schedule and delivery terms before you commit. Prices and availability change with each release, so treat the numbers here as a snapshot, not a quote.
