St. Regis vs. Armani Casa: Sunny Isles Beach Towers Compared
St. Regis vs. Armani Casa: Comparing Sunny Isles Beach's Two Most Design-Driven Towers
Sunny Isles Beach real estate has no shortage of oceanfront towers, but only two buildings on the strip lead with a named design or hospitality brand as the core of the buyer pitch: St. Regis Residences and Armani Casa. Both sit on Collins Avenue within a few blocks of each other, both draw buyers who want more than just square footage and a view, and both get cross-shopped constantly by people trying to decide which kind of "branded" actually fits them. Here's how they differ.

Two Different Design Pairings
Armani Casa pairs architect Cesar Pelli, who designed the tower itself and its floor plans, with Giorgio Armani, who designed the amenities, common areas, and residence interiors. It's a collaboration between Dezer Development and Related Group, and it shows in the finished product: a 56-story, 308-unit tower built in 2019 with the clean, disciplined Armani design language carried through every shared space.
St. Regis takes a different pairing. Arquitectonica handled the architecture on the two-tower, 361-residence development, while Brazilian designer Patricia Anastassiadis, known for 57 Ocean in Miami Beach and Five Star resort properties globally, designed the interiors. Where Armani Casa is a finished, lived-in building with a fashion house's fingerprints on it, St. Regis is still under construction, a newer entrant building toward its own identity on a 4.7-acre site Fortune International Group and Château Group spent years assembling.
Full Butler Service vs. Designer-Brand Living
The sharpest difference between these two buildings isn't architecture, it's the service model. St. Regis is built around full St. Regis butler service for every residence, managed directly by The St. Regis Hotel Company: groceries, laundry, car washes, event planning, plant care, nanny service, pet care, dog walking, housekeeping. It's a completely private residential building with no hotel component, so residents get that level of service without ever sharing a lobby with hotel guests.
Armani Casa doesn't offer butler service at that scale, but it delivers its own version of full-service living: 24-hour concierge and valet, a private beach club, an oceanfront restaurant, a full-service spa with indoor and outdoor treatment rooms, a wine cellar, a cigar room, and a theater. The difference is really about what "full-service" means to a given buyer, a dedicated butler handling personal errands, or a resort-caliber amenity floor handling everything in-house.
Pre-Construction Opportunity vs. Established Resale
St. Regis is a pre-construction play. Buying in now means buying ahead of completion, with the early-buy-in advantages that come with any new development, and Sky Villas and penthouses have recently priced in the $29.7 million to $36 million range through the developer.
Armani Casa, by contrast, is a fully built, fully established building with six years of resale transaction history to evaluate against: real closed sales, real price-per-square-foot data, and immediate occupancy for a buyer who doesn't want to wait out a construction timeline.
Pricing and Inventory Today
Armani Casa's current market gives buyers a wide entry range. Active listings run from roughly $2 million for a two-bedroom to $7.5 million for a four-bedroom with a cabana, with five-bedroom penthouses spanning 5,000 to over 9,000 square feet when they come available. It's a resale market with real depth, meaning buyers can compare recent closed prices floor by floor and line by line.
St. Regis prices differently because it's still developer-controlled. Sky Villas and penthouses have recently ranged from approximately $29.7 million to $36 million, with base residence pricing available on request. That's a different kind of buyer conversation: developer pricing, incentive structures, and construction-draw payment schedules rather than a straightforward MLS comparison.
Which Buyer Fits Which Building
If you want a finished, established address with a deep resale record and a fashion house's design sensibility running through every shared space, Armani Casa is the more predictable purchase. If you want to buy ahead of completion, want full St. Regis butler service handling your household from day one, and are comfortable with new-construction timing and pricing, St. Regis is the one to watch.
Both buildings sit within the same stretch of Sunny Isles Beach that continues to draw buyers who want more than a view, see the full range of what's currently available in Sunny Isles Beach oceanfront condos, or contact Ashton Coleman directly to compare current St. Regis developer pricing against Armani Casa's active resale inventory.
