Blog Entry Photo of Keystone Islands North Miami: Home Prices and What You Get

Keystone Islands homes in North Miami sold for a median of $2,300,000 between January 2025 and mid-September 2026. That number comes from 67 closed single-family sales in the Miami MLS. The range is wide, from $890,000 to $7,530,000. This guide shows what causes that range, so you know where a home fits before you tour it.

I used closed sales, not asking prices. The MLS splits the area into several subdivisions: the Keystone Island sections, Keystone Point, the Venetian Section of Keystone Point, Coronado Harbor, Aviation Country Club and Keystone Shores. The Venetian Section here is not the same place as the Venetian Islands in Miami BeachMore Info.

What Keystone Islands Homes Sell For

Most sales are under $3 million. Of the 67 sales, 44 (66%) closed below that price. Only 7 sales (10%) closed at $5 million or more.

Sale priceSalesShareMedian priceMedian price per sq ft
Under $2 million 24 36% $1,237,500 $743
$2 million to $2.99 million 20 30% $2,336,950 $930
$3 million to $4.99 million 16 24% $3,337,500 $1,105
$5 million and up 7 10% $7,100,000 $1,265

Price per square foot uses the living area in the MLS record. Three sales have no square footage, so I left them out of the price per square foot figures.

Waterfront Homes Sell for More Than Double

TypeSalesMedian priceMedian price per sq ftMedian sizeMedian days on market
Waterfront 41 $3,000,000 $1,056 2,752 sq ft 64
Not waterfront 26 $1,312,500 $752 1,726 sq ft 56

The table uses the waterfront flag in each MLS record. A waterfront home sold for a median of $3,000,000. A home that is not waterfront sold for $1,312,500. Size explains part of the gap, because the median waterfront home is about 60% larger. Price per square foot is still about 40% higher on the water. The cheapest waterfront sale was $1,850,000. The most expensive non-waterfront sale was $3,340,000.

Keystone Island vs. Keystone Point

MLS areaSalesMedian priceMedian price per sq ftMedian days on market
Keystone Island sections 23 $3,140,000 $1,035 69
Keystone Point 27 $1,450,000 $793 57
Venetian Section of Keystone Point 7 $2,300,000 $1,072 29
Coronado Harbor 7 $2,450,000 $943 76

The two largest groups are far apart. Water access is the main reason. Of the 23 Keystone Island sales, 19 were waterfront. Of the 27 Keystone Point sales, 8 were waterfront. The Venetian Section sold fastest, but it has only 7 sales. Use the smaller groups as a guide, not a rule. Two Aviation Country Club sales and one Keystone Shores sale are not shown.

New Construction Sets the Top of the Market

Seven homes closed at $5 million or more. All seven were built in 2017 or later, and all seven are waterfront. No home built before 2000 sold above $4,700,000.

Older homes make up most of the market. Of the 67 sales, 52 (78%) were homes built before 2000, with a median price of $2,150,000. The 8 homes built in 2020 or later had a median price of $5,475,000.

The top tier also takes longer to sell. The seven sales at $5 million or more had a median of 128 days on market. All 67 sales had a median of 60 days. In this data, the top tier is a new-build market. Older homes did not reach it.

Price Trend and Negotiation

The median sale price rose from $2,280,000 in 2025 (39 sales) to $2,625,000 in 2026 through mid-September (28 sales). The median price per square foot did not rise. It was $923 in 2025 and $902 in 2026. Five of the 28 sales in 2026 closed at $5 million or more, against two of the 39 sales in 2025. The higher median points to a change in the sales mix, not higher prices for the same type of home.

Sellers gave up less on homes under $5 million in 2026. Those homes sold for a median of 92.7% of the original list price, against 89.0% in 2025. Median days on market fell from 61 to 50. These samples are small (23 sales in 2026 and 37 in 2025), so watch the trend before you rely on it.

Across all 67 sales, the median home sold for 89.8% of its original list price. In 34 of the 67 sales, the home sold for less than 90% of the original list price. Only 4 homes sold at or above it. 21 homes sold within 30 days, and 18 took 120 days or more.

These figures describe past sales. They are not an appraisal of any one home. Data: Miami MLS closed single-family sales, January 24, 2025 to September 17, 2026.
