What 26 Miami Beach Penthouse Sales Show
The sales split into four price bands:
$1 million to $2 million: 10 sales. These are one- to three-bedroom penthouses, many in older oceanfront buildings. Examples include a 1,969-square-foot penthouse at Seacoast 5151 that sold for $1.5 million in October 2025, and a 2,231-square-foot penthouse at Peloro that sold for $1.865 million in June 2026.
$2 million to $5 million: 9 sales. This band includes Carillon, 1 Hotel & Homes, Blue Diamond and The Meridian. A 2,670-square-foot lower penthouse at North Carillon sold for $4.9 million in March 2026.
$5 million to $10 million: 3 sales. Two were at 1 Hotel & Homes, at $7.05 million and $5.95 million. The third was a 6,422-square-foot penthouse at The Grand Venetian that sold for $8.175 million in April 2026.
$10 million and up: 4 sales. Icon South Beach led at $23.5 million for a 9,039-square-foot penthouse in June 2026. Five Park followed at $18.5 million in January 2026. Murano Grande at Portofino sold for $13.095 million in November 2025, and a Monad Terrace penthouse sold for $12 million in August 2026.
Price Per Square Foot
The median was $1,350 per square foot. The middle half of sales fell between $1,110 and $2,373. The range ran from $762 to $3,392. The lowest figures came from Seacoast 5151 ($762), St. Tropez Ocean ($798), Peloro ($836) and The Floridian ($893). The highest came from 1 Hotel & Homes ($3,392), Five Park ($3,053) and Monad Terrace ($2,787). Square footage alone will not tell you what a penthouse is worth. Terrace depth, exposure, floor and building condition move the price as much.
What Buyers Paid Versus the Asking Price
Of the 24 sales with a usable original list price, 22 closed below it. The median sale price was 89.5 percent of the original list price. Penthouses took a median of 135 days to sell, or 188 days counting earlier listings of the same unit. Icon South Beach, for example, sold at about 81 percent of its original $28.9 million list price. Asking price is a starting point on this market, not a ceiling to match.
What This Data Does Not Show
These figures cover only Miami Beach MLS sales of $1 million or more in which the unit number includes PH, UPH or LPH. They leave out four kinds of sales:
Upper-floor penthouses without the label. Some top-floor homes carry plain floor numbers, so they do not appear here.
Sales under $1 million. Many small penthouse units trade below that line.
Sales after August 17, 2026. That is the latest closing in the data.
Private sales outside the MLS. They are not in this data.
Twenty-six sales is a small sample, and two buildings with several sales can tilt it. Treat the numbers as a guide to the range, not an appraisal of any one home. For a specific building, ask me for the sold comparables.
