Pier Sixty-Six Residences: Resort Homes vs. Condo Towers Compared

Pier Sixty-Six Residences give Fort Lauderdale buyers a choice most waterfront projects do not: live beside the marina in a Resort Residence, or live above it in one of the two 11-story condominium towers. The two options feel different, cost different amounts, and suit different owners. This guide compares them so you know which one to tour first.
The residences sit on the 32-acre Pier Sixty-Six campus at 2301 SE 17th Street, a Fort Lauderdale landmark that Tavistock Group reimagined as a resort, marina and residential community. The beach is about three minutes by car, the airport about ten, and Miami about 35. If you are still deciding where to buy in Broward, start with my Fort Lauderdale real estate guide. If you already know you want this address, the Pier Sixty-Six Residences page has the building details and current listings.
The Three Pier Sixty-Six Buildings at a Glance
Resort Residences: Two four-story waterfront buildings with 31 homes in total. These are two- to four-bedroom residences from about 1,645 to more than 3,800 square feet, with individually designed plans, some with double-height living rooms and private garden retreats. They sit closest to the marina, with private lobbies and semi-private elevators.
Azul and Indigo: Two 11-story condominium towers. The condominium plans launched as three-bedroom corner homes with roughly 2,700 to 2,900 square feet inside and terraces of about 900 to 980 square feet. Each home has a private plunge pool on its terrace, 10-foot ceilings, and a secured lobby with direct elevator access into the residence.
The original specifications list Sub-Zero, Wolf and Asko appliances and Italian cabinetry in both home types. Finishes can differ by building and by plan, so confirm the details for any home you tour.
Resort Residence or Condo Tower: How to Choose
Outdoor space. The towers win here. A tower terrace in the original plans runs about 900 to 980 square feet and frames the city skyline, the Intracoastal Waterway and the Atlantic. The Resort Residence plans I have seen show terraces from 86 square feet up to 828 square feet on the largest three-bedroom plan, and some homes add private garden retreats.
Marina access. The Resort Residences sit closest to the water and the promenade. If you plan to keep a boat and want the marina at your door, start there.
Height and views. The towers rise 11 stories, so upper floors see across the Intracoastal toward the ocean and the skyline. The four-story Resort Residences sit nearer the water and the activity of the marina.
Rules. Rental and use rules differ by building and are set by each association. If you plan to rent your home, confirm the rules in the condominium documents before you buy.
What the Marina and Resort Add
The marina holds 164 slips across about 5,000 linear feet of dockage and welcomes vessels up to 400 feet. A promenade connects restaurants, shops and the water. The campus also includes several pools, a spa and fitness facilities, and concierge services for owners.
Do not assume a boat slip comes with a home. Ask how slips are assigned, what they cost and what size they accommodate before you make an offer. Amenity hours and owner privileges are set by the resort and the associations, so confirm what is open when you tour.
Pier Sixty-Six Versus the Beach
Pier Sixty-Six is a marina address. Fort Lauderdale Beach is an oceanfront address. If your priority is sand and surf, compare Selene, the oceanfront project across from Las Olas Beach. If you want a boat at your door and Las Olas dining close by, Pier Sixty-Six fits better. For top-floor homes across the city, see my Fort Lauderdale penthouses for sale.
