Fisher Island vs. Star Island: Which Private Address Fits You
I get this comparison a lot from buyers who've heard both names thrown around as "the most exclusive address in Miami" and want to know which one actually fits what they're after. The short answer: they solve for different things. Fisher Island sells privacy through logistics, you simply cannot get there without going through a controlled point of entry. Star Island sells privacy through scarcity, a small number of enormous waterfront lots behind a single guarded gate. Here's how they actually compare.
Access: Ferry vs. Bridge
Fisher Island has no bridge. The only way on or off is by private ferry, helicopter, or boat, and the ferry terminal itself sits behind a security checkpoint on the mainland in Miami Beach. That single fact does more to control who ends up on the island than any gate could. Star Island, by contrast, is reached by a single bridge off the MacArthur Causeway, guarded around the clock, but still a bridge. Cars come and go. Fisher Island's separation is closer to absolute.
Inventory: Condos and Villas vs. Single-Family Estates
Fisher Island holds roughly 700 residences, split between low-rise condominiums, villas, and the private estate parcels of Fisher Island proper. That range gives buyers entry points at multiple price levels within the same address. Star Island has none of that variety. It's built out with somewhere between 30 and 40 homesites total, all single-family, and nothing changes hands without also changing the island's total inventory in a meaningful way. If you want a condo in a private, club-style community, Fisher Island has options including impressive island estate homes. If you want a house, Star Island is a house-only market.
Membership vs. No Membership
Fisher Island runs on club membership. Buying property there generally requires joining the Fisher Island Club, with its own initiation fee and annual dues, on top of the real estate transaction itself. That membership unlocks the golf course, marina, spa, and private beach club, but it's a real, ongoing cost layered on top of ownership. Star Island has no equivalent structure. There's no club, no membership fee, no shared amenity system. What you're paying for is the lot and the privacy that comes with the gate, nothing more.
Who Actually Lives There
Fisher Island has earned its reputation as America's wealthiest ZIP code, and its resident base leans toward finance, private equity, and international wealth that values the club structure and the total absence of casual foot traffic. Star Island's residents run more toward entertainment and sports figures alongside real estate and business wealth, Gloria and Emilio Estefan have been there for nearly forty years, Ken Griffin owns more land on the island than anyone else, and names like Jennifer Lopez and Shaquille O'Neal have owned there as well. Both islands see very little turnover, but for different reasons: Fisher Island because membership and pricing self-select buyers who plan to stay, Star Island because there are simply so few lots that a sale is a genuine event.
Price and Availability
Star Island's scarcity means almost nothing comes up for sale in a given year, and when something does, it often moves through broker relationships before it reaches public listing sites. Fisher Island has more regular turnover simply because there's more inventory to turn over, condos and villas trade with some frequency, while the handful of true estate parcels behave more like Star Island's market, rare and largely off-market.
Which One Fits You
If you want the absolute maximum separation from the mainland, and you're comfortable with a club membership and its costs, Fisher Island is built for that. If you want a single-family estate on a large lot with total privacy but without a club structure, and you're prepared to wait for genuinely rare inventory, Star Island is the better fit. Both are as private as Miami real estate gets. The difference is in how that privacy is delivered.
If neither Fisher Island's ferry-only access nor Star Island's estate scale fits what you're looking for, the neighboring Venetian Islands are worth a look, a guard-gated bayfront chain with its own mix of dockage and privacy.
