Trump Palace vs. Trump Royale: Comparing Sunny Isles Beach's Trump Grande Towers
Two of the three towers that make up Sunny Isles Beach's 11-acre Trump Grande complex sit almost directly beside each other on Collins Avenue, and buyers researching one almost always end up cross-shopping the other. Trump Palace and Trump Royale share a developer, an architect, and a shared amenity complex, alongside the third tower in the development, Trump International Beach Resort, but they're distinct buildings with real differences worth knowing before you pick one.
Two Towers, One Developer, One Architect
Both towers were built by Dezer Development and designed by Sieger Suarez Architectural Group, which is why they read as siblings rather than competitors. Trump Palace came first, completed in 2006 with 275 residences across 55 stories at 18101 Collins Avenue. Trump Royale followed two years later in 2008, with 380 residences also across 55 stories, at 18201 Collins Avenue, one block north at 182nd Street. Trump Royale is the northernmost of the three Trump Grande towers and, at the same height as Trump Palace, holds more residences within that footprint. Trump International Beach Resort rounds out the complex as its third tower, operating with a hotel-condo component distinct from the two purely residential buildings.
Penthouse Structure: A Real Difference
This is where the two towers actually diverge. Trump Palace's top floors, 51 through 55, hold six distinct penthouse floor plans, with the premier 09-line jetting directly over the ocean and the 01-line offering city and bay views. Because of the building's angle, both lines deliver strong views, and buyers tend to pick based on whether they want sunrise-over-the-ocean or skyline-and-bay.
Trump Royale takes a different approach entirely: its top floors are structured as Tower Suites, two-story penthouse configurations with private elevators, multiple terraces, and rooftop space, a meaningfully different ownership experience than a single-floor penthouse. Buyers who want a true multi-level residence with private elevator access tend to gravitate toward Trump Royale's Tower Suite structure over Trump Palace's more traditional penthouse floors.
Shared Amenities, Shared Complex
Because both towers sit within the same 11-acre Trump Grande complex alongside Trump International Beach Resort, residents of either building have access to essentially the same amenity infrastructure: secure gatehouse entry with 24-hour security, mandatory valet parking, a community lagoon pool leading to the sand, multiple pools and jacuzzis, a beachfront Bar & Grill, tennis courts, a large pet-friendly park, billiards, and a two-story spa and fitness center. Trump Royale specifically notes 1,000 feet of private beachfront with food and beverage, lounge, umbrella, and towel service.
The practical result: choosing between these two buildings isn't really about amenities, since they're functionally shared, it's about unit count and density (Trump Palace's 275 units feel comparatively lower-density than Trump Royale's 380), penthouse structure (traditional top-floor penthouse vs. two-story Tower Suite), and which specific floor plans and views are available at the time you're buying. Trump International Beach Resort remains the outlier of the three, with its hotel-condo hybrid ownership model appealing to a different type of buyer than the straight residential ownership at Palace and Royale.
Which Tower Fits Which Buyer
If you want a more traditional single-floor penthouse experience with a slightly lower-density building, Trump Palace's 275 units and established 2006 vintage make it the more conventional choice. If you want a true multi-level residence with private elevator access and don't mind being in a larger building, Trump Royale's Tower Suite structure is the more distinctive option, and its position as the tallest, northernmost tower in the complex gives upper-floor residences a meaningfully different view profile than its sibling. Buyers drawn to hotel-style flexibility and rental program participation are typically better served looking at Trump International Beach Resort instead of either purely residential tower.
Both towers currently have active inventory ranging from under $1 million to multi-million-dollar penthouse and Tower Suite listings. See current listings for Trump Palace and Trump Royale, or contact Ashton Coleman directly to compare available units across all three Trump Grande towers.
