Sunny Isles Beach's Signature Tower Amenities, Building by Building
Every major tower in Sunny Isles Beach has a pool, a spa, and valet parking. That's table stakes. What actually separates one building from another is the one amenity nobody else on the island offers, and after years of walking buyers through these towers, I've found that the signature amenity is usually a better predictor of who ends up happy in a building than square footage or view line.
Porsche Design Tower: The Dezervator

Porsche Design Tower is the only building in Sunny Isles Beach, and one of the only buildings anywhere, where you drive your car into an elevator and ride it directly to your unit. The Dezervator takes owners and their vehicles from the lobby to a private sky garage attached to the residence, so the car becomes part of the living space instead of something you leave behind in a garage six floors down. This building draws a genuinely different buyer than its neighbors, one where the car collection is as much a reason to own here as the ocean view. If that's not a priority for you, the building's other amenities (car concierge, three-story lobby with a glass car-lift observatory) are built entirely around that one idea, so it's worth knowing going in whether the concept matters to you before touring Porsche Design Tower.
Ritz-Carlton Residences: Brand Service Without Hotel Guests

Most condo-hotel product in Sunny Isles Beach means sharing your lobby, pool, and elevators with paying hotel guests. Ritz-Carlton Residences is the exception: full Ritz-Carlton brand service (the concierge standards, the housekeeping, the hospitality-trained staff) with zero hotel rooms in the building. Owners get the brand experience exclusively. For buyers who want five-star service without the trade-off of strangers checking in and out of the building next to them, this is the only tower on the island offering that combination. Worth touring Ritz-Carlton Residences specifically for that distinction.
Turnberry Ocean Club: Marina and Aviation Access

Turnberry Ocean Club's signature amenity isn't on the property at all. Ownership here comes with berths at Turnberry Isle Marina for vessels up to 100 feet, aviation privileges through Fontainebleau Aviation at Opa-Locka Executive Airport, and first-year access to Turnberry Isle Resort & Golf Club in Aventura. Combined with only 154 full-floor units across 54 stories, one of the lowest densities of any oceanfront tower in Sunny Isles Beach, this building draws owners who move between properties frequently and want the infrastructure (boat, plane, golf) to support that lifestyle already built in. If your life involves more than one address, Turnberry Ocean Club is worth a look specifically for that reason.
Trump Towers: An Established, Settled Community

Trump Towers' signature amenity is time. The three towers at 158th to 160th Street have been a residential, not-under-construction stretch of Sunny Isles Beach for over 15 years, which means a deeper, more established resident community than the single-tower boutique buildings still selling their first wave of units nearby. Multi-generational ownership is common here in a way it simply can't be yet in newer towers. For buyers prioritizing a settled building with a known track record over the newest amenity package on the island, Trump Towers is the more conservative, and often better-value, position in the market.
Which Amenity Actually Matters to You
None of these four amenities is objectively "best," they're built for different buyers. The Dezervator matters enormously if you own multiple cars and nothing at all if you don't. Marina and aviation access is a real advantage if you already own a boat or fly privately, and irrelevant if you don't. Full brand service without hotel guests matters most to buyers who've lived in a condo-hotel before and didn't like sharing the lobby. And an established community matters most to buyers who plan to hold the property for decades, not years. Tell me which of these actually applies to how you live, and I can narrow the search from there instead of touring all four.
