Oceana Bal Harbour vs. Rivage Bal Harbour: Which Tower Fits You?
Bal Harbour has two very different luxury condo stories playing out right now, and I get asked to compare them almost every week. Oceana Bal Harbour is an established oceanfront tower with a real closed-sales track record, topped by a $30 million sale in 2025. Rivage Bal Harbour is still under construction, a 56-unit ultra-luxury project with penthouses priced up to $150 million and no delivery until 2027. One is a proven asset you can buy, close on, and move into this year. The other is a bet on a building that does not exist yet. Here is how they actually compare.

What You're Buying: Finished Tower vs. Pre-Construction
Oceana is a delivered building. It has 240 units, a full resale and rental history, and residents already living there, including confirmed past owners like Anheuser-Busch InBev CEO Michel Doukeris and footballer Kaká, who bought in for $8.7 million in 2026. When you buy at Oceana, you are buying a known quantity: you can see the actual finishes, talk to current owners, and review closed comps going back years.
Rivage is the opposite bet. Construction began in September 2024 on a 2.7-acre oceanfront site where the old Carlton Terrace once stood, with delivery expected in 2027. The developers, Related Group, Two Roads Development, and Rockpoint, secured a $424 million construction loan in January 2025, which is a meaningful signal the project is fully financed and moving, not just renderings on a website. But there is no finished building to walk through yet, and no closed sales to point to. You are buying based on plans, a design pedigree, and the developers' track record.
Unit Sizes and Who Each Building Is Built For
This is where the two towers really diverge. Oceana offers a genuine range, one to four-bedroom floor plans from 1,323 to 9,371 square feet, with a small number of larger combined residences running five and six bedrooms. There is room for a couple wanting a smaller oceanfront pied-à-terre all the way up to a family wanting a combined unit.
Rivage does not offer small units at all. Every residence starts at three bedrooms and 3,300 square feet, running up to over 12,600 square feet for the largest sky villas. There is no entry-level option here. Rivage is built exclusively for buyers who want scale, starting around $10 million and topping out with a penthouse that made national design press at $150 million.
Design Pedigree and Amenities
Oceana was designed by Arquitectonica with interiors by Piero Lissoni and landscape design by Enzo Enea. Amenities include an Olympic-style lap pool, a full spa, two clay tennis courts, and Jeff Koons sculptures installed at the entrance and pool areas, a building with an established resort rhythm to it.
Rivage's design team is led by Skidmore, Owings & Merrill (SOM) as design architect, with Cohen Freedman Encinosa & Associates as architect of record, interiors by Rottet Studio, and landscape by Enea Garden Design, the same landscape firm behind Oceana. Rivage is planning over 25,000 square feet of amenity space across its 25 stories, built fresh for 2027 rather than retrofitted into an older program.
Track Record vs. Upside
Oceana's ceiling is documented. The South Tower combined residence #2601/02 sold for $30 million in 2025, a record for the building and for Bal Harbour condo sales specifically, following a $25 million sale in the building back in summer 2023. That is real, closed, verifiable price appreciation you can underwrite a purchase against.
Rivage's ceiling is aspirational until units actually close. The $150 million penthouse figure is real and has been independently reported, but it reflects an asking price on a building that has not delivered, not a completed transaction. If you want proof a building holds its value, Oceana has it. If you want to buy early into what could be the next record-setter in Bal Harbour, Rivage is the higher-risk, higher-upside path.
Which Tower Fits You
If you want to close this year, want to see exactly what you are buying, or want a smaller floor plan option, Oceana is the more practical choice. If you have the patience for a 2027 delivery, want the largest possible floor plan on the market, and are comfortable buying based on plans and a strong developer track record rather than a finished product, Rivage is built for you.
