New Condominium Developments in North Bay Village
North Bay Village, the scenic three-island community nestled between Miami and Miami Beach, is quickly transforming into one of South Florida’s most dynamic luxury real estate markets. With multiple large-scale residential and mixed-use projects underway, the village is poised for a new era of growth and waterfront living.
Premier New Condominium Developments in North Bay Village

Among the most ambitious projects is Sunbeam Properties’ master-planned development, led by the billionaire Ansin family. Spanning 14 acres, the proposal includes a 7.3 million-square-foot community featuring roughly 2,000 residential units, 300 hotel rooms, extensive retail and office space, and a new island walk promenade that will connect residents and visitors to the waterfront.
On the northern tip of Harbor Island, developers Related Group and Macklowe Properties have assembled over 4.1 acres, previously home to the Biscayne Sea Club co-op and Majestic Isle condo. Their vision calls for two nearly 500-foot luxury condo towers, designed by Arquitectonica’s Bernardo Fort Brescia. Following the July 2025 zoning ordinance approval, the project can now move forward under a special area plan unanimously backed by village commissioners.
Further west, El-Ad National Properties recently acquired the 1-acre waterfront site at 7913 West Drive from S2 Development, with approvals in place for a 22-story, 94-unit residential tower offering panoramic bay views.
Continuum Club & Residences

The Continuum Company, led by the Eichner family, also secured approvals for its Continuum Club & Residences, a transformative 4.5-acre development on the former Shucker’s and Best Western site. The project features two luxury condo towers, a 200-key Continuum hotel, and a marina, with one tower approved to rise up to 440 feet.
Pagani Residences Miami

Meanwhile, Riviera Horizons, founded by Mikael Hamaoui, is bringing the world of Italian automotive design to Miami real estate with Pagani Residences, a 30-story, 70-unit luxury tower at 7940 West Drive marking Pagani’s first branded condominium.
Shoma Bay

Additional projects include Shoma Bay by Shoma Group, a mixed-use condo tower with a Publix supermarket at 1872 79th Street Causeway.
Tula Residences

Tula Residences is a revived 21-story, 54-unit tower at 7918 West Drive, now being completed under developer Vivian Dimond after a period of construction delays.
