Best Oceanfront Condo Buildings in Bal Harbour, Ranked
Bal Harbour's oceanfront condo market is not one product. It runs from a 1977 tower still closing seven-figure resales to a 2027-delivery pre-construction building with a private elevator in every residence, and treating that range as one "best" ranking would flatten real differences in what each building actually sells: brand-new construction, full hotel service, boutique privacy, or decades of proven resale value. I track these buildings directly through closed MLS sales, here is how five of Bal Harbour's oceanfront buildings compare on what they actually deliver.
Newest Construction: Rivage Bal Harbour

Rivage Bal Harbour is the only building on this list still under construction, with delivery expected in 2027. The Skidmore, Owings & Merrill-designed tower will hold just 56 to 61 residences across roughly 24 to 25 stories, with unit sizes running from 3,297 square feet up to a 13,000-square-foot triplex penthouse, and a private elevator in every residence. The amenity program leans heavily into wellness, with more than 25,000 square feet dedicated to a fitness pavilion, a hammam spa, pickleball courts, and separate sunrise and sunset pools. For a closer look at the building's design and its flagship penthouse, see my Rivage Bal Harbour triplex penthouse post.
Full-Service Resort Living: Oceana Bal Harbour
Delivered in 2017, Oceana Bal Harbour is a 28-story, 240-unit tower designed by Arquitectonica with interiors by Piero Lissoni, and it carries the art collection to match, including Jeff Koons sculptures in the lobby. Units range from 1,267 to 8,993 square feet. Amenities include an Olympic-length lap pool, a full-service spa, two tennis courts, and a poolside restaurant. Oceana also holds the highest confirmed closed sale in my current Bal Harbour data: penthouse PH2601 at $29 million in 2025. Browse current listings on my Bal Harbour Penthouses for Sale page.
Hotel-Branded Residences: The St. Regis Bal Harbour Resort and Ritz-Carlton Bal Harbour

Two Bal Harbour buildings sell hotel-level service as the core product. The St. Regis Bal Harbour Resort opened in 2012 on 9.5 acres with 600 feet of oceanfront, combining 207 hotel rooms with residential and condo-hotel units. A $35 million renovation in 2016 added a new restaurant and additional suites. A 2024 closed sale at unit #2001 traded for $16 million.
Ritz-Carlton Bal Harbour, at 10295 Collins Avenue, was built in 2008 as One Bal Harbour and later took on the Ritz-Carlton brand. It pairs a 26-story residential tower with an 18-story hotel component, 183 units total, ranging 1,913 to 3,120 square feet, with full access to Ritz-Carlton hotel services: in-room dining, a 10,000-square-foot Guerlain spa, an oceanfront restaurant, and 24-hour concierge and valet. It is a separate building from Ritz-Carlton Residences in Sunny Isles Beach, a different tower under the same hotel brand in a different city.
Established and Proven: Bal Harbour 101
Built in 1977, Bal Harbour 101 is one of the village's older oceanfront towers: 20 stories, 172 units, ranging from 2,540 to 3,300 square feet. It has posted 9 closed sales above $5 million as of 2025, real resale strength for a building nearing 50 years old. Amenities include a fitness center, tennis courts, a heated pool, deeded beach access, and valet parking. For buyers who want Bal Harbour's beach access and privacy without new-construction pricing, it remains one of the market's more efficient entry points.
